Regular inspections are always preceded by a courteous letter or email giving a month’s notice, and whoever calls to look over the house and gardens is always polite and friendly, while also professional and efficient. Suggestions are often made as to improvements, but always followed within 24 hours by, again, a clearly itemised list, and /or further (often a separate leaflet) information on, eg how to prevent condensation, or whatever, or the name of a local specialist to carry out a particular service.

Should I need advice on a particular task, or permission from the owner to carry out a minor improvement, an email to EMPM will always be followed by a swift and helpful response. I suspect I’ll be here until I’m carried out!” – Terry.
